Project Manager / Senior Project Manager
Industrial Design-Build Construction
Location: Miami - Fort Lauderdale, Florida
Employment Type: Full-Time
Salary Range: $140,000 - $175,000+ (based on experience)
AppleOne is partnering with a national commercial general contractor that is preparing to launch a $400M+ ground-up industrial warehouse and distribution center project in the Miami-Broward market.
Due to this major project and continued growth in the Southeast region, the company is seeking experienced Project Managers and Senior Project Managers with strong industrial design-build experience to join the leadership team.
This is an excellent opportunity to work with a well-established national builder known for delivering large-scale logistics, warehouse, and distribution facilities across the United States.
Position Overview
The Project Manager / Senior Project Manager is responsible for the full lifecycle execution of large-scale industrial construction projects, including preconstruction coordination, design-build collaboration, subcontractor procurement, financial management, scheduling, and client relations.
This role will play a key leadership position on a major industrial development valued at approximately $400M, working closely with executive leadership, preconstruction teams, and field operations to ensure the project is delivered safely, on schedule, and within budget.
Key Responsibilities
Project Leadership
• Lead project execution from preconstruction through final closeout
• Manage large ground-up industrial warehouse / distribution center projects
• Coordinate closely with design partners, engineers, and trade partners in a design-build environment
• Develop and maintain strong relationships with owners, architects, consultants, and subcontractors
• Provide leadership to project engineers, assistant PMs, and field teams
Preconstruction & Procurement
• Collaborate with estimating and preconstruction teams during early project planning
• Review drawings, specifications, and contract documents to define scope and risks
• Lead subcontractor bid solicitation, scope leveling, and buyout
• Provide constructability input and value engineering recommendations
Project Execution
• Develop and maintain project schedules and milestone targets
• Manage RFIs, submittals, change orders, and project documentation
• Ensure project safety, quality control, and compliance standards are met
• Conduct coordination meetings with internal teams and trade partners
• Proactively resolve field and design issues
Financial Management
• Manage project budgets, cost reporting, and forecasts
• Track and manage change orders, allowances, and contingencies
• Maintain accurate cost-to-complete forecasting and margin tracking
• Review subcontractor pay applications and approve payments
Client & Stakeholder Management
• Serve as the primary point of contact for ownership and project stakeholders
• Maintain proactive communication with leadership and project partners
• Provide regular progress reporting to executive leadership
Qualifications
• 5-15+ years of experience in commercial construction project management
• Strong experience with ground-up industrial / warehouse / distribution projects
• Experience working in a design-build construction environment
• Proven ability managing large commercial projects ($50M+ preferred)
• Bachelor's degree in Construction Management, Engineering, or related field preferred
• Proficiency with construction management software such as Procore, Bluebeam, Primavera P6, or similar platforms
• Strong financial management, scheduling, and subcontractor coordination skills
• Excellent leadership and communication abilities
Compensation & Benefits
Salary: $140,000 - $175,000+ depending on experience
